In response to a commercial real estate customer's needs, DHA designed and built an Insulated Concrete Form retail structure. Each of the three bays measures approximately 2100 square feet and is surrounded on all sides with insulated concrete. In this situation, the customer wanted an EIFS-type finish. The ICF blocks lend themselves to EIFS application without the extra expense of foam panel or wire lathe installation. Due to the nature of the businesses leasing the space, the owner wanted to provide tenants with rock-solid security and peace of mind. With its 4-hour fire rating, 250+mph wind blown debris resistance, thermal efficiency, sound dampening, and ground-through-roof concrete walls, the tenants can focus on their businesses without worrying about security. Some ICF differences that eclipse other forms of construction include: 1. Monolithic concrete wall from below grade to above the roof 2. Integral steel cage buried within concrete ICF walls 3. Steel framed roof suspended from ICF parapet walls 4. R50 equivalent walls 5. Sound transmission classification less than 48 6. Integral furring strips 6", 8", or 12" on center 7. Each structure personally and professionally engineered for seismic zone D1 8. Insulation and furring strips retained by placed concrete Key Benefits
