We've all heard that the three most important things in real estate are location, location, location. Weber Hill Villas are in an ideal residential location. The homes are in the Eureka, MO city limits with all the conveniences and public utilities. The villas are close to schools and shopping. 



Families normally pay for convenience by giving up peace and privacy. They lose their connection to nature. They acclimate to a hectic, stressful life style. However, at Weber Hill there is an atmosphere tethered to nature. Since most of the surrounding property is forested public property, this situation should remain for the foreseeable future.

Eureka offers an established and well-run city government with a comprehensive set of ordinances regulating residential housing. This reduces the need for yet another layer of government by adding unwanted and unnecessary subdivision restrictions. What we do is provide a few protections preserving character, lifestyle and property values. For example, all lawns are to have irrigation, there will be common lawn maintenance and common snow removal from driveways and sidewalks (the city will maintain the street) and building architectural features and colors cannot be changed.

The ideal location deserves the best construction. Our company has focused exclusively on ICF (Insulated Concrete Form) construction since 2002. ICF is simply the best way to build. Our perimeter walls including the walls between homes are steel reinforced concrete, engineered to withstand 300 MPH winds and engineered to a seismic zone D1. The envelopes offer the equivalent of an R-50 insulation value. These structures are fortresses and can provide safe rooms from natural disasters and other calamity. They are extremely energy efficient providing for low utility costs and are very quiet inside.

As strong as these structures are, the weak point is the wall-to-roof junction. If the walls survive severe weather but the roof is compromised, your life is disrupted and your possessions are ruined. We chose European Tuscan architectural style to take full advantage of ICF's strengths. The low sloped roof is tucked behind an ICF parapet wall to protect this junction.

Home features are selected to complement ICF construction. All homes have a GALVALUME standing seam metal roof, Andersen 100 windows with "SUNSMART" glass and a ductless HVAC system zoned by room with HEPA filtration.

You'll want to live there forever. The home is ready for all stages of your life. All doors and doorways will be a minimum of 36” wide and ADA thresholds at all doors entering the house with no steps including the door between the garage and the house. Hallways and stairs will be a minimum of 42” wide. The master bathroom showers are curbless for barrier free entry and exit, no more stepping up or over a barrier to take a shower.

On a catastrophic level, ICF homes are about a disaster resistant as any residential housing can be. The perimeter walls including the walls between homes are steel reinforced concrete, engineered to withstand 300 MPH winds and engineered to a seismic zone D1. Parapet walls protect the roof-to-wall junction eliminating the weakest spot in the structure. You can feel safe and secure within the walls in almost any weather condition or disaster. In case of tornado, you need not go to a basement, just stay away from windows.

On normal days, you'll just be comfortable. With the high insulating value of the walls and the zoned ductless HVAC, the temperature will stay in your comfort zone. You will also notice less outside noise entering your home. Notice your allergies don't seem as bad as before. Maybe it is the HEPA filtration system.

No one likes to think about it, but if you live in a house for years, you or some member of your family may be injured, disabled or develop some frailty. Maybe it is an accident and only a few months. Maybe it is age and will last for decades. These homes are designed for aging in place. There will be a significant energy saving with these homes. According to a Portland Cement Association study of 58 homes across Canada and the U.S. (half ICF and half with traditional framing) ICF homes consumed 44% less energy to heat the homes and 32% less energy to cool the homes.

Complementing the ICF construction characteristics with the premium windows and high efficiency zoned ductless HVAC system should produce similar or better savings. ICF construction provides a low maintenance exterior. Saving owners time and money.
